1. Introduction

Welcome to Ezboarding.

Ezboarding is an online platform that connects university students with landlords offering boarding rooms, hostels, annexes, houses, and other accommodation near universities across Sri Lanka.

Ezboarding is owned and operated by Astryx Global (Pvt) Ltd.

By accessing or using the Ezboarding website, you agree to comply with and be bound by these Terms of Service. If you do not agree with these Terms, you should not use the platform.

2. Nature of the Platform

Ezboarding is a technology platform that allows property owners to list accommodation and allows users to discover such listings.

Ezboarding does not own, manage, inspect, control, or guarantee any listed property.

Ezboarding does not act as a real estate agent, broker, or property manager.

Any rental agreement, negotiation, payment, or arrangement made between users and landlords occurs solely between those parties.

3. Eligibility

To use the platform, users must:

• Be at least 18 years old, or
• Use the platform under the supervision of a legal guardian.

Users agree to provide accurate and truthful information when using the platform.

4. Property Listings

Landlords who submit property listings agree that:

• All information provided is accurate and not misleading.
• Images uploaded represent the actual property.
• The landlord has the legal right to advertise the property.
• The property complies with applicable laws and regulations.

Ezboarding does not verify every listing and does not guarantee the accuracy, completeness, or reliability of listing information.

5. User Responsibilities

Users of the platform agree not to:

• Post false, misleading, or fraudulent listings.
• Upload illegal, offensive, or inappropriate content.
• Attempt to disrupt or damage the platform.
• Use the platform for unlawful activities.

Users are responsible for verifying property details before entering into any agreement with landlords.

6. Communication Between Users

Ezboarding may allow users to contact landlords directly.

All communication, negotiations, agreements, and transactions occur directly between the landlord and the user. Ezboarding is not a party to these agreements and does not guarantee their outcome.

Users are encouraged to independently verify property details before making commitments.

7. Limitation of Liability

To the maximum extent permitted by law, Ezboarding and Astryx Global (Pvt) Ltd shall not be liable for:

• Inaccurate or misleading listings
• Disputes between landlords and tenants
• Property conditions or safety issues
• Any losses, damages, or injuries resulting from accommodation arrangements
• Agreements or transactions made between users outside the platform

Use of the platform is at the user's own risk.

8. Listing Removal and Account Suspension

Ezboarding reserves the right to:

• Remove or modify any listing
• Suspend or terminate user accounts
• Restrict access to the platform

if users violate these Terms or misuse the platform.

9. Intellectual Property

All content on the Ezboarding website, including text, graphics, logos, design elements, and software, is the property of Ezboarding or its licensors and is protected by applicable intellectual property laws.

Users may not copy, distribute, reproduce, or modify any platform content without permission.

10. Changes to the Terms

Ezboarding may update these Terms of Service from time to time.

Updated versions will be posted on this page with a revised “Last Updated” date. Continued use of the platform after changes indicates acceptance of the updated Terms.

11. Governing Law

These Terms of Service shall be governed by and interpreted in accordance with the laws of Sri Lanka.
